SOLD: Leesburg - a kick ass townhome

Seriously.....we signed a contract for a new single family. Putting our meticulously upgraded and maintained end unit two garage townhome on the market. We'd love to sell.....prefer not to manage two places maintenance-wise. That said, if someone was interested in a rental situation, we might go that route as well.

We'll know the asking price later this week. If you are interested or more likely, know someone looking, pls send them my way!

considering the (good) neighbors ask me for help on their cars, I think they didn't mind! There's a bad neighbor who fell out of favor after we confronted her about blowing random dudes for prescription pills (our kids were friends and it made it a little awkward to live next door). But, that's a story for another thread :rolllaugh:

the new place is less than a mile away, just north of town but close to the Potomac. In fact, close enough I can take the little one down to the water to explore right from the house.

I hearya. Reston would be about my daily limit from Leesburg. We were looking out in Haymarket but that's 35+ min to Herndon on a perfect day (which is not the norm). As it is now, my daily commute is 20 min each way....completely manageable.

Here's the listing. I believe its 2272sf including the room in the basement (1728sf size in the listing is the taxable size, not including basement even though all three floors are above grade and on the slab).

There's an unfinished bath in the basement that would take about $3k to complete. We've always used it as storage. We also put wood down up in the attic so there's additional storage up there. The shed and Sunsetter awning convey....no point bringing them to the new place as they were sized for this one as does the TV in the kitchen and basemen

Here's an aerial view.....there's a common area behind so you're not looking out at your neighbor, which is nice. Also...when we built the fence, we did an 8ft section with barn doors....big enough so I can drive my Jeep up into the yard to unload stuff which was nice when I had to take the hardtop off.

actually, we did spare an expense; contractor labor. Everything, save the installation of the granite countertop and sidewalk/patio was DIY. HUGE savings if all you're paying for is materials.

one nice thing about the DIY is that we actually know the quality of the work that went into it - I've seen some pretty shoddy contractor jobs and I refused to pay for crap like that. The deck is overbuilt....2x12's where 2x10's were necessary to meet code. The fence was built not 6ft from the ground but with a minimum of 6ft throughout; this allowed us not to follow the terrain exactly but to build a fence that looked right (a real concern with the way the hill slopes down and way at one corner).

went on the market, got an offer today. its low. :lol: VERY low. Another showing on Sunday from another party and a family from Thailand that wants to look at it in a week (their agent has already been by, twice).
